Greater Prague
Prague, as the capital, concentrates a significant share of the Czech Republic’s economic activity. The industrial market in so-called Greater Prague currently offers ample space across all categories. Smaller retail units and mid-size areas of 3,000–5,000 sq m are available immediately. For larger units above 10,000 sq m, a build-to-suit solution is typically required, and there is a healthy pipeline of such projects.
Central Bohemian Region
Central Bohemia is increasingly integrated with Prague into a single functional area, together forming the logistics core of the country. Most warehouse parks considered part of “Greater Prague” are located here. Beyond the traditional corridors along motorways D1, D5, D6 and D8, attention is shifting to the D11, scheduled to reach the Polish border in 2028. Together with the connecting D35 linking Prague with Moravia, this axis is becoming ever more attractive.
Pardubice Region
An industry-oriented region with a strong manufacturing and logistics base and good availability of skilled labour. Its position along the D35 corridor with connection to the D11 enables fast links to Prague, Moravia and Poland, and new projects are concentrating along this axis around Pardubice. The region’s attractiveness is further rising with the staged completion of the D35, planned for 2029.
Vysočina Region
Economic activity in Vysočina concentrates mainly along the D1 motorway. Several new warehouse parks are emerging on the central D1 stretch between Prague and Brno, serving, for example, as cross-docks or retail distribution centres.
South Moravian Region
Warehouse and production space is concentrated primarily in Brno and its surroundings, where new halls of up to 60,000 sq m continue to be developed. Projects along the extending D52 towards Vienna are also moving to the forefront—these locations will become significantly more attractive once this main route is completed in 2032. The region also expects a step-change with the gradual completion of the D55 between Olomouc, Uherské Hradiště and Břeclav, which is increasing developer interest in south-eastern Moravia.
Zlín Region
The Zlín Region is gaining prominence with developers. A key driver is the completion of new D55 sections between Zlín and Uherské Hradiště at the end of 2024, which provided the region with essential motorway access. As the D55 progresses, investor interest is expected to grow.
Olomouc Region
Olomouc, the natural centre of Moravia, has traditionally served as a distribution hub for retail chains. The region’s appeal will be further boosted by the planned completion of the D35 in 2029 and the D55 towards Zlín and Uherské Hradiště. Consequently, new warehouse projects are being prepared here, with completion targeted for 2026/27.
